  • Ion Property Management is a fully turn-key short-term vacation rental management company, specializing in luxury homes. Our management services include repairs & maintenance, guest communication, and calendar management with an 85-90% occupancy rate year-round.

    We have established ironclad relationships with vendors (HVAC, plumbing, landscaping, etc.), allowing us to maintain our properties to the highest standard at an efficient cost.

  • Yes, in most cases we will accommodate guests traveling with pets. We charge the guest a non-refundable pet fee, per pet. This ensures that the added cost to clean the home after a guest with a pet is not passed on to the homeowner.

  • Yes, no smoking of any kind is allowed inside our rentals. We enforce a minimum $1,000 fee for smoking inside an IPM property.

  • Yes, all IPM properties are furnished!

  • Our Field Operators follow a strict and highly detailed checklist prior to every check-in to ensure the property is properly prepared. Once the property has been approved and is ready, our automated front door code will be sent to the guest for check-in!

 

Guests

 
  • Yes! Your information will not be stored in our system. Additionally, we implement a variety of security measures to maintain the safety of your personal information when you book with us, while also offering the use of a secure server.

  • Yes, we can typically accommodate a same-day booking based on our calendar availability. You may be subject to a 6 p.m. check-in time as opposed to our standard 4 p.m. check-in to allow our cleaners the necessary time to prepare the property on short notice.

  • If you or a guest in your party left something behind at one of our rentals, contact us using the online chat provided with your reservation and provide information about the lost item(s). We cannot guarantee a return of the item and are not responsible for items left at our properties.

  • We have a strict refund policy. We allow a 100% refund up to 60 days before the check-in date.

  • Yes, guests can get the most efficient pricing for their stay by booking directly through our website.

  • Garage access is provided on a case-by-case basis depending on the home. Please reach out to us directly if you have questions regarding garage access at a specific home.

 

Home Owners

 
  • Ion Property Management uses Airbnb, VRBO, our website, and a plethora of other platforms to ensure we are maximizing our property’s exposure.

    1. World class property preparation and maintenance. An IPM employee will be at your property multiple times per week.

    2. Rapid guest communication. Responses within 5 minutes from 8 AM - 8 PM.

    3. Customized calendar management and pricing, updated multiple times per week.

  • We offer a smooth process for vacation rental acquisition and ownership. Our team of highly skilled brokers, agents, and field representatives will take your budget into account and help you find the right investment for your needs. From acquisition, financing, and day-to-day operations, IPM will guide you through the process the entire way.

  • Preserving the value of your property as well as the safety of our guests is our number one priority. We have an extremely rigorous guest screening process:

    Guest Identity Validation. We ensure that guests are correctly identified by requesting valid, government-issued identification prior to their stay.

    Guest Analysis. We analyze each review and rating that the guest has previously received.

    Guest Interaction. Once selected as a potential booking, we thoroughly interact with the guest in order to discover: the purpose of their travels, the size of their party, and any other pertinent information (i.e., "red flags") that will better assist us in finding the ideal booking.

  • Ion Property Management does not manage condominiums or townhomes.

  • The guest pays for the cleaning fee through the booking platform. The cleaning fees are a passthrough from the management company to the cleaners. Your monthly owner statement will show gross rental income and gross cleaning income. You are not charged a management fee on the cleaning income.

  • Owner statements and payouts are distributed by the 10th of the month for the previous month's rentals. IE: your March statement and payout will be sent to you by the 10th of April.

  • IPM prefers to be registered as an authorized user on all utility accounts for all properties. This allows us the ability to efficiently communicate between utilities, service providers, and guests without having to contact the homeowner for these communications.

  • IPM has an in-house interior design team in every market, geared towards designing short-term rentals. We always take into account that “time is money”, and work to get the property listed as quickly as possible with little communication necessary from the homeowner.

  • IPM has a stellar 85%+ occupancy rate year round. Every home is priced with a custom approach taking into account amenities, seasonality, and supply and demand. Pricing is updated multiple times per week. We are confident that our approach will lead to significantly above average income for our homeowners!
